Planning Permission for Oak Summer Houses

Many oak summer houses can be built under permitted development, meaning full planning permission isn’t required. To qualify, the structure must be single-storey, under 2.5m at the eaves, and no more than 4m high with a dual-pitched roof. It must also sit behind the principal elevation and not occupy more than half the land around the original house.

 

If your building is close to a boundary, or your property is listed or in a conservation area, different rules may apply. Heating, fixed plumbing, or use as a bedroom will also trigger building regulations.

We can provide planning drawings if needed and are happy to advise on likely requirements. If you’re unsure, it’s always best to contact your local planning officer directly.

We offer a full build service for oak summer houses within approximately an hour of our East Sussex base. For projects further afield, we supply the complete kit ready for installation by your team.

Our standard scope includes groundworks, the oak frame, roofing, cladding, insulation, and any required joinery (such as doors and windows). We don’t carry out electrical or plumbing work; these will need to be arranged separately.

Absolutely. If you already have plans or a preferred architect, we’re happy to work alongside them. If not, our in-house team can take the lead and provide design input and planning drawings.

Lead times vary depending on the size and complexity of the build, but typically around 12 weeks from order to completion. We’ll confirm timings during the quoting stage.

Oak weathers naturally and requires minimal upkeep. Some customers choose to apply an oil finish to slow the silvering process, but this is optional. Regular checks on roof coverings and gutters are recommended, as with any external structure.
